Planning briefs

1. Overview

These are documents compiled by Stockport council for specific sites considered suitable for development.

The brief gives clear planning guidance in terms of agreed policy and forms a basis for negotiation with potential developers.

The process of preparing and implementing a planning brief provides a framework for collecting information about the site and investigating and evaluating different factors, such as nature of the site, location, ownership, constraints and opportunities.

The purpose of briefs

The three main functions of briefs in the planning process are:

  • to improve the quality and consistency of advice provided to developers
  • to improve the efficiency of the planning and development process; and
  • to improve the quality of the built environment

They are usually adopted as supplementary planning guidance where there may be a gap between the development plan and requirements of a planning application.
