Work begins on Cheadle Eco Park – a new green business park

Work has officially started on Cheadle Eco Park, a new light‑industrial development on Bird Hall Lane that will create up to 200 jobs and provide modern, energy‑efficient workspaces for local businesses.

The seven‑acre site, previously home to older industrial units, is being transformed into a high‑quality business park designed with sustainability at its heart. The development will offer six new units of varying sizes to support growing and innovative companies looking to stay and invest in Stockport.

A greener kind of business park

Cheadle Eco Park has been planned to meet some of the highest environmental standards for new buildings. The development will use low‑carbon construction materials, energy‑efficient systems and features such as air‑source heat pumps, natural ventilation, smart, low‑energy lighting, and there will be electric vehicle charging for every parking space.

The buildings are also being designed to achieve a top environmental rating, BREEAM Outstanding. Only a small number of new non‑residential developments in the country reach this level, reflecting strong efforts to minimise carbon emissions during both construction and operation.

The project will also include significant landscaping improvements, with new planting, wildlife‑friendly features, and sustainable drainage such as rain gardens. Better walking and cycling links will also help people travel more easily around the area.

In another step towards reducing carbon, the new buildings will use sustainably sourced timber for their structure, rather than traditional steel. This approach helps cut the carbon footprint of the development even further.

Supporting Stockport’s economy

As businesses move into the new units, the park is expected to bring more footfall to the area and support local shops and services. The scheme plays an important role in our wider regeneration plans and will help create long‑term employment opportunities for residents.

Cheadle Eco Park has received £4.4 million in Government Towns Fund support and is part of the Cheadle Town Fund programme, which also includes plans for a new railway station and improvements to walking and cycling routes.

The development is being delivered by Network Space Developments. Caddick Construction is the main contractor, with CBRE and B8 appointed as letting agents. The new park is scheduled for completion in March 2027.
